Start with what matters to you.
Make two short lists: what your next home needs to do for you, and the extras you would enjoy. Think about the space you’ll use, your day-to-day routines and the areas you want to explore.
Bring your timing, too. A lease ending, a home to sell or a flexible moving date can all shape the conversation.
Choose a budget that feels comfortable.
Think about the money you’ll need upfront and the ongoing costs of owning the home. Ask a lender to walk through the payment, closing costs and other expenses with you.
Tell us the price range you want to stay within. Your search should reflect what works for you.
Get the lender questions ready.
Ask what documents the lender needs and how to send them through its secure process. Keep time-sensitive paperwork current.
If you’re getting a preapproval, ask what assumptions and conditions it uses, what still needs review and when it needs updating. You can compare lenders while you work through those questions.
Talk through the plan before tours.
Ask how representation works, which agreements you’ll review and how showings and property questions will be handled. If you’re also selling, bring that into the plan early.
Save the homes you’re curious about and the questions the listing leaves unanswered. Michelle’s attention to the details is part of the organized approach she brings to her work.
