A little context helps.

What do these market numbers mean for your home?

A town report is a useful starting point. Your house deserves a closer look.

Average and median tell us different things.

The average adds eligible completed-sale prices and divides by the number of sales. The median is the middle price. A few very different homes can move the average, especially when only a handful sold.

If the average rises while the median falls—or the other way around—that is a reason to look at which homes sold. It doesn’t establish that your particular home gained or lost value.

Time to an offer is different from time to closing.

Our days-to-offer figures use the source’s pending-data measure, from listing to an accepted offer. They come from a different group than the completed-sale count. The rest of the sale still has its own steps and timing.

Inventory has a date.

Homes for sale in these monthly reports means inventory at that month’s end. It isn’t today’s live list of available homes. The reporting month stays beside the numbers so you know what you’re reading.

A town-wide price range isn’t your price range.

The highest and lowest completed sales show the range of reported closings for the area, property type and month shown on your report. Those homes may differ greatly in location, size, condition and features. The range is area-wide MLS activity, not a claim that our team sold each property.

Start local, then look at your home.

The matching county comparison gives a wider view of the same month and property type. For your place, Kevin and Michelle can help look at relevant recent sales, your home’s features and what you’re trying to accomplish.

A market analysis is not an appraisal or a guarantee of sale price. Source definitions: OneKey MLS / InfoSparks / MarketStats; current report periods, geography and source dates are shown on each town page.
